Pre engineered buildings (PEB) are ideal for large scale structures that need wide clear spans, strength and open floor area: warehouses, factories, industrial facilities, hangars, showrooms and large halls, where scale, structural performance and long term function come first.
Light gauge steel (LGS) suits lightweight, customised buildings where flexibility in design, room layout and architecture matters: villas, residential buildings, schools, clinics, hotel rooms, mezzanine floors and extensions.
Modular construction is for projects that need rapid deployment and ready to use space. Manufactured and finished in a controlled factory environment, it suits labour accommodation, site offices, guard rooms, clinics, classrooms, kitchens, ablution units, cabins and container conversions.

When the date matters more than anything else, modular wins. A standard unit is ready in 7 to 10 days.
Mezzanines, extra floors and internal structures are LGS, light enough not to overload what is already standing.
If the building has a limited life on that site, modular is the one of the three designed to be relocated, or rented.
